When must I pay my rent?
You must pay your rent in advance on the 1st day of the month.

How must I pay my rent?
Pay your rent directly into Joshco’s account. Never pay your rent to a JOSHCO staff member or other party.

Why must I pay rent?
JOSHCO has monthly expenses to cover such as maintenance costs, Municipal rates and taxes, service charges and administrative costs. To ensure that JOSHCO can continue providing you and others with the housing service it is very important that you pay your rental on time.

What happens if I do not pay my rent?
If you do not pay your rent and you fail to make an alternative arrangement, legal action will be taken against you. If you have a financial problem, discuss your position with your Joshco Housing Supervisor and the Joshco Revenue department.

What happens if I have a query about my rent or my unit?
You can contact the Joshco Revenue Department who will assist you. You con do this either by
phone or by visiting the Joshco Office during opening hours 8:00-16:30 weekdays
excluding public holidays.

Transfers
Tenants may apply for a transfer to another unit under certain circumstances. The application must be made to and approved by Joshco

Eviction from a unit
JOSHCO will do its best to assist tenants in arrears. However if a tenant has failed to pay rent by the 20th of the month and all other attempts to resolve the issue have failed, the case will be handed over to the attorneys. Failure to pay the rental is likely t in eviction. A tenant may also be evicted for breach of lease conditions or unlawful occupation of a unit.

Unlawful occupation
In terms of the tenant agreement, tenants may not sublet their units. If wish to change occupancy, permission must be obtained from Joshco.

Now that you have signed the tenancy agreement for a JOSHCO rental unit you are now a JOSHCO tenant. We hope that you will enjoy your stay and play your part in building a strong local community.
Your housing service is managed by the Joshco Housing Department. If you have any problems or issues about your housing service you should not hesitate to contact this office where there are staff who can assist you.

House Rules
To build a community and live in harmony, tenants need to be considerate, honest and caring and follow the basic rules set.

  • No tenant may run a business from a rental unit
  • Monthly rental charges must be paid on time
  • JOSHCO are responsible for maintaining the common areas of the complex.
  • Tenants are responsible for keeping the area around their unit’s clean and tidy at all times.
  • Tenants should report any maintenance problems to their Housing Supervisor as soon as possible or contact the after hours number.
  • The number of people living in a unit is limited to the number stated in the Agreement lease
  • Tenants are reminded to respect their neighbour’s privacy
  • Be considerate to neighbours
  • Avoid behavior which could make living conditions unpleasant for you and your neighbours such as harassment, abusiveness, noise, abandoned vehicles, vandalism, littering or activities that breaks the law
  • Report any anti-social behavior to your Area Office who will follow up and take appropriate action
  • Contribute to a safe and secure neighbourhood.

A copy of the Joshco House Rules is available from the housing supervisor.

Who is responsible for paying?
Any damage caused through negligence by you or people using your unit will be paid by you.
Fair wear and tear repairs inside and outside of your unit are the responsibility of JOSHCO.

What must I do if something needs to be repaired?

Report the problem to your Housing Supervisor
A staff member will assist whether JOSHCO or you are responsible for the damage and payment for the job.
An order will be placed for the work required.
Work will be done on behalf of JOSHCO by an contracted company.
If the work is not completed on time or not properly done, contact your Housing Supervisor immediately.

Why must I pay deposit?
Before you sign the tenancy agreement you had to pay a deposit. If you abide by your tenancy agreement you will receive your deposit back with any interest when you stop being a JOSHCO tenant.

What is a lease agreement?
A legal contract between yourself and JOSHCO
It says what you can expect from JOSHCO but also what JOSHCO can expect from you as a tenant.

By signing the lease you agree to:

  • Pay your rent before or on the 1st but no later than the 7th
  • Pay your water and electricity account every month
  • Allow only the agreed number of people to stay in your unit
  • Not damage the unit which will assist
  • JOSHCO keep it in a good state of repair
  • Not cause nuisance to anyone else living in the area.
  • Please make sure you have read the lease well and understand it. If you have any queries about it you can talk to the staff at the Joshco Office.

What must I check when I move into my new unit?
When you move in the Housing Supervisor will assist you to check that everything is in order. You can then complete the Snagging Form and hand it in at the Project Office within 7 days of moving in. The Housing Supervisor will arrange for any necessary repairs to be made. After this you are responsible for any further damage caused to the property. Repairs required for fair wear and tear can be ordered through the Housing Supervisor.

Rental accommodation qualifications

Joshco selects suitable tenants via an allocations policy which is approved by the company’s management, its board of directors and the City of Johannesburg. Anyone can apply for rental accommodation provided that they can meet the following criteria.

In order to be approved as a tenant, applicants

  • must be South African citizens;
  • they must qualify for a state housing subsidy
  • be first-time housing subsidy recipients
  • be registered on the housing project waiting list.
  • must be able to afford rental payments not exceeding 25 percent of their gross monthly income.

When applying for a Joshco unit, applicants must bring the following documents:

  • Single or married persons without children
    • Copy of your latest salary slip
    • Certified copy of your identity document (not drivers license)
    • Copies of a 3 months bank statement
    • Statement of personal income and expenditure
    • Copy of your marriage certificate
    • Proof of residential address

  • Single with children
    • Copy of your latest salary slip
    • Certified copy of your identity document (not drivers license)
    • Copies of a 3 months bank statement
    • Statement of personal income and expenditure
    • Copies of the birth certificate for each child
    • Proof of residential address

  • Married with Children
    • Copy of your marriage certificate
    • Copy of your latest salary slip
    • Certified copy of your identity document (not drivers license)
    • Copies of a 3 months bank statement
    • Statement of family income and expenditure
    • Copies of the birth certificate for each child
    • Proof of residential address

  • Divorced with children
    • Copies of your divorce degree
    • Copy of your latest salary slip
    • Certified copy of your identity document (not drivers license)
    • Copies of a 3 months bank statement
    • Statement of family income and expenditure
    • Copies of the birth certificate for each child
    • Proof of residential address

Qualifications for subsidized
Some applicants may be eligible to apply for subsidized rental accommodation
Although assistance will be provide for the subsidy application. JOSHCO cannot guarantee that his application will be successful.
